<marmot:placeNotes>COPECO, located on Pritchard Mesa, was a fruit growing operation run by Elmer H. Craven and owned in partnership with William Moyer. Moyer and Craven also partnered in the ownership of Grand Junction's Fair Store, a prominent department store on Main Street. COPECO's packing shed apparently had a hardwood floor, and was used occasionally for dances. Craven passed away in 1917, and his widow and family sold the land on which COPECO stood.

According to oral history interviewee Richard Williams, COPECO was owned initially by Craven and Moyer, but taken over briefly by Richard E. Tope, M.A. Glascoe, J.H. "Rex" Rankin, Orlo Williams, and James Harper. Due to seepage in the soil and other factors, the agricultural aspect of the ranch was abandoned and the farm subdivided. Williams remembered that the farm numbered 160 acres originally.

In the 1920's or 1930's, the barn and packing shed on the property were converted into what became a notorious dance hall run by Fern "Bubbles" Sadler. Bubbles Sadler had been in San Quentin Prison, and his mother, who owned the COPECO property at that time, arranged with California authorities for him to be paroled to Charley Lumley in Mesa County, along with two of his fellow inmates. Together, they started and ran the COPECO dance hall. Sadler and his two partners were later implicated in the robbery and murder of J.W. "Big Kid" Eames, who owned The Biltmore gambling hall on Grand Junction's Main Street. The dance hall stayed in operation for many years.

The former Craven residence and barn continued to stand for years after their abandonment. Among some local youth and other residents, the rumor spread that the former COPECO barn was used by satanists for their rituals. The buildings on the land have since been torn down.</marmot:placeNotes>
